Costs for the Seller

The following costs fall due to the seller.


Lawyers fees - generally 1% of the sales price.

Agency Fees - Partner Mallorca charges generally 5% plus VAT accordingly to the terms and conditions of the sales agreement.



Impuesto municipal Sobre el Incremento del Valor de los Terrenos or Plusvalia - a municipal tax on the increase in value of the land since the time of purchase. The tax is due on completion of the sale.

Capital Gains Tax - nonresident seller is subject to 3% retention in anticipation of a Capital Gain. Fiscal resident sellers are exempt from CGT if the property is their main or only residence and has been for 3 years and the full sale price is invested into another property as a main residence for at least 3 years following the sale either two before or after the sale.

Mortgage Prepayment Fee - If your property has been mortgaged your lender might charge a pre-payment fee which can vary. You will need to enquire the cancellation fee from your lender.
